Cities choose a ban Airbnb
Large cities, such as New York, Tokyo and Vancouver, require hosts who offer short-term lease to live in the homes they shoot. Unlike this, London and Paris limit the number of nights that the owner can rent their home annually. Some directions consider the Airbnb ban.
Experts have considered three European Lisbon centers, Florence and Amsterdam-where strict rules for short-term rent were implemented. Early data suggest that restrictions in Lisbon and Amsterdam reduce housing prices. However, the influence on Florence is not yet clear.
This is not a new question because cities have been concerned about the impact of short -term rent on housing costs over the years. In recent years, the difficulty of the issue has become more obvious, and the pressure on legislators to control the high cost of life has led to a recognition of the need for a comprehensive housing policy.
Rental platforms opposed many rules. Last year, Airbnb sued New York for its repression, but the company was more open to a new regulatory standard. Over the past two years, Airbnb has called for a common approach to short -term lease rules to help make the rules more consecutive in the block.
Airbnb Lisbon’s ban may have retained low housing costs
At the beginning of 2023, Portugal suspended all new licenses for short -term rent as part of a broader effort to alleviate housing pressure from long -term tourists and foreign visitors. The capital of the country, Lisbon, has taken steps much earlier, having completed new short -term rental registrations in some historical neighborhoods in November 2018.
This prohibition may slow down housing expenditures. In a study published in November 2022, co -author Joao Pereira Dos Santos, a researcher of the Economy School at Queen’s University in London, found that housing prices in Lisbon neighborhoods, which provides for the ban, decreased by 9%.
However, Pereira Dos Santos says that the control of the rapid growth of housing prices in the city and the country will need more than limiting short -term rent. Popular “gold visas” – residence visas of investors – also raised real estate prices. In response to the real estate crisis, Portugal made the conditions of its “Golden Visa” program to exclude real estate investments.
The combination of restrictions on tourists’ rent and the purchase of foreigners of property can slow the rise in housing prices in Portugal.
However, according to Pereira Dos Santos, Portugal should build and update many homes to continue to meet high demand for housing.
Housing prices in Amsterdam stabilized
Amsterdam’s less strict policy has led to a decrease in the number of short -term rental lists. Instead of a complete Airbnb ban, Amsterdam now limits the number of nights owners that can rent their homes up to 30 a year. According to the Analytics Airdna short -term rental website, Amsterdam has about 5,000 lists, which compared to the peak of 12,000 lists in 2019.
Housing prices in Amsterdam also decreased slightly. Some experts, however, are cautious about attributing to this drop solely to comply with Airbnb restrictions.
Gregory U. Fuler, Associate Professor of the University of Groningen in the Netherlands, said housing prices in Amsterdam stabilized and cooled compared to other countries. He mentioned that it was difficult to determine whether it was due to Airbnb rules. Fuller noted that other housing measures taken in Amsterdam over the same period, such as an investor ban, which buy homes worth less than $ 560,000 in 2022, also played a role in weakening market pressure.
However, Amsterdam still is still faced with the Crisis of Accessibility. Fuller stressed that the supplies of affordable housing are much lower than demand.
Florence has just withdraw the ban on Airbnb downtown
The influence of Airbnb rules in Florence was uncertain due to conflicting implementation and legal issues. In 2023, the city banned short -term rent at its historic housing accessibility. This decision was made in response to a doubling of short -term rent across the city and an increase in rent by 42% between 2016 and 2023. However, in July this year, the Regional Court overturned the ban on Airbnb, which led to an attack of investors seeking to take advantage of the situation before the new rules will become a new mayor. After raising the ban, there was an increase in 10% applications for Airbnb licenses downtown. Despite these events, some experts point out that the impact of Airbnb can still be seen, for example, blank door calls in apartment buildings that indicate the transition to the use of rent.
